Fees are monies paid to Hatchers for the work we undertake.
Our fees cover the work required to complete your transaction based on this being an established property with a freehold title.
The fees and estimates guide above is based on a standard transaction but there can be further stages and additional work required for more complex or unusual transactions.
Expenses are monies that are paid to third parties, e.g. the amount payable for searches or charged by the Land Registry.
These are charged at the price we pay for them. Standard expenses (other than any tax payable) are included in the above calculations
Our fees assume that:
- This is a standard transaction and that no unforeseen matters arise including , but not limited to, a defect in title which requires remedying prior to completion or the preparation of additional documents ancillary to the main transaction;
- The transaction is concluded in a timely manner and no unforeseen complications arise;
- All parties to the transaction are co-operative and there is no unreasonable delay from third parties providing documentation;
- No indemnity policies are required. Additional disbursements may apply if indemnity policies are required;
- You take the advice of other professionals if this proves advisable or necessary

Further additional fees maybe incurred if any of the following matters are relevant:
- The title to the property is not registered at HM Land Registry
- The property is subject to an estate management charge
- There are restrictions or other notices on the title
- Funding is being provided by way of any other source than a standard residential mortgage
- Help to Buy ISA or LISA
- Gifted deposit
- Additional documentation is required in relation to joint ownership
