Below are just some of the reasons why buying new is different from buying old:

Reservation

When you reserve your new home, you will likely be asked to enter into a formal Agreement with the developer. This Agreement between you and the developer sets out the terms of the reservation. It usually confirms the reservation fee, how to cancel, when the reservation fee is refundable and when it is not, details of your property including the agreed price and warranty provider and expected timescales for exchange and completion. It sets the tone for the relationship between you and your house builder.

Help to Buy

The new Help to Buy: Equity Loan Scheme was launched on the 1st of April 2021 and will run until March 2023. Under the scheme, the government will lend homebuyers up to 20% (40% in London) of the cost of a newly built home. To be eligible for the scheme you must be a first-time buyer and your home must fall within the regional property price limits. Help to Buy has special conditions and a detailed process must be followed with strict time limits. New Homes Warranty

Buying a new home usually comes with the benefit of a New Home Warranty. New Home Warranties are insurance policies designed to protect you in the event that problems with your new home arise. Most warranties cover you from the moment you hand over your deposit and cover any defects within the first 2 years and structural issues up to 10 years after your purchase. Perfect! As with all insurance products, the devil is in the detail and our New Homes Team will guide you through that small print.
